Golden Visa in Spain

The September 2013 Entrepreneurs Law grants the investor and family members the right to apply for and obtain an Investor Visa and Residence “Golden Visa” within 14 days, for having invested in real estate in Spain for the minimum amount of €500,000.

Likewise, investors who undertake a business in Spain with a significant investment or make a financial investment of a minimum of €1m in a bank deposit or invest €2m in government bonds will be entitled to obtain the Golden Visa.  

WHAT SERVICES DO WE OFFER?

Advice and processing of the “Golden Visa” and Investor Residency.
Verification of all documentation for the Investor and family members.
Health Insurance hiring.
Payment of state tax.
Sworn Translation of Documents (where applicable).
Follow-up of the processing and provision of additional documents, if any, that may be required by the administration.
Application for Return to Spain (where applicable).
Accompanying the investor and his family members to the Police Immigration Office for fingerprinting and acquisition of Investor's Residency Card.

Investor residency advantages

    • Allows the investor to travel to any country of the European Community without a visa.
    • Allows the investor to be self-employed in Spain.
    • No taxes are paid if the investor does not stay more than 183 days in Spain.
    • To comply with legislative regulations, the investor must visit Spain at least once a year with no limits of stay.
    • The investor can choose to rent his property for a long- or short-term period obtaining rental income, which is subject to non-resident income tax at a rate of 24%. Expenses accrued therefrom are not considered tax deductible expenses.
    • The investor can diversify his investment in several assets of different nature (Residential, Offices, Commercial Premises, etc.) as long as the minimum invested is as stipulated by the Law, €500,000. Taxes and expenses derived from the investment are not included in the established minimum.
    • Both investor and family members are eligible to open a bank account and have the option to study in Spain.
    • Investor’s children who reach the age of legal majority (18 years of age) may continue to hold residency if they are financially dependent on the investor and are not emancipated.
    • Likewise, the investor’s parents may hold residency if they are financially dependent on the investor.

Necessary documents

    • Public Deed or private contract of Purchase.
    • Health Insurance in Spain.
    • *Criminal Certificate of the investor and relatives over 18 years of age.
    • *Certificate of marriage and children´s certificate of birth.
    • Economic resource bank certificate (no minimum amount is required).

*These documents must be Apostilled (Hague Apostille) or alternatively must be translated into Spanish by a sworn translator approved by the Spanish Embassy and legalized by the Spanish Embassy in the investor´s country of residency.

*These documents cannot be provided / used if the date of issue is prior to 3 months at the time of application.

 

Standard procedure

  1. Request a Virtual Appointment with us for advice.
  2. Locate property of interest for purchase.
  3. Contact us to send real estate agent or seller´s lawyer details. Send us the details (property, agreed price, deposit to be paid, agreed period, etc.).
  4. An estimate of purchase costs, taxes and the Golden Visa with our KYC form will be sent to you for completion. If you have already purchased the property, we will send you a Golden Visa quote.
  5. We will send you our Order Form to sign.
  6. We will proceed with the process of the sale and purchase: Due Diligence, preparation of pre-contract, private sale and purchase contract, etc.
  7. Granting of the purchase deed.
  8. Process initiation for the “Golden Visa”.
